Just recently, I was called out to a home late on Saturday night. The family was just renting the home, and their daughter left the hose running in the backyard after she got water for the dogs. The family went out for a few hours; when they got back, there was the equivalent of an ice-skating rink out front, and the basement was completely flooded, with several inches of standing water. I called a few guys to help, and we headed out. Once we got to the home, we discovered that the people who called us out were tenants, and not the owners of the home. We helped to notify the owners so they could file an insurance claim to take care of the damages. The tenants assumed that since it was going through insurance, their furniture and personal possessions would also be taken care of. Unfortunately, this is not the case. The owner of the home did have homeowners insurance, but it only covered the structure of the home. If you own your own home, you will have coverage on your homeowners policy to cover your personal property. However, if you are just renting a home, you will need to get renters insurance to cover all of your ‘stuff’. This can be a very expensive lesson if the house you are renting burns down and takes all of your possessions with it. Or floods and ruins everything you own. I never carried renters insurance until I started doing restoration work; I highly recommend it to anyone out there renting, the cost is very affordable and the protection is well worth it.

As we are getting into the winter season, make sure your roof is in good shape. Older roofs need maintenance from time to time, and a leaky roof can be a big problem. Roof leaks don’t often produce a ton of water inside the home, like a broken pipe would, so they aren’t always immediately noticeable. Often, by the time they are noticed, the problem has been on-going for some time, and in the process some mold has developed. So just a word to the wise, as more snow will inevitably fall this winter, make sure when it melts, it stays outside like it’s supposed to, and doesn’t have an easy path into your home.

But is it all “black mold”? Black mold is a term that many people have started using to refer to Stachybotrys chartarum, a particularly toxic variety of mold. When people discover mold in their home, it most often appears black in color; the most common assumption then is that they have “black mold”. There are several other varieties of toxic mold that are found in Utah regularly. One other important point is that many varieties of mold that are black in color are actually different strains or varieties of mold. Only through laboratory testing can the actual varieties of mold be identified. A visual inspection cannot tell you what types of mold are present in your home. Finally, just because it isn’t black in color, doesn’t mean it isn’t mold or fungal growth. In my experience, I have seen mold that is pink, green, or even white in color. So be careful of what you read on the internet, and be wary of misinformation. Here’s a scenario that we see all to often. A customer calls and tells us that there basement is flooded. The source of the damage is water intrusion from outside such as heavy rain, high water table, etc. After we inspect the water damage home and contents we find a submersible pump that has failed. The reason that this is significant is that most insurance companies do not cover water damage from sources outside the home. However, there is potential coverage if there is a submersible pump rider or endorsement on their policy. We then ask the customer to check their insurance policy or call their insurance agent to see if they have a rider or endorsement for their sump pump. Far to often the customer finds out that they do not have coverage because the submersible rider was never added to their policy for one reason or another. This is often heat breaking news. Adding a simple rider for a very minimal amount of out of pocket cost per year can save you literally thousands of dollars. Check your insurance policy or call your agent today!
